01 REAL ESTATE CRITERIA

Asset classes

Single-family residential, small multifamily (2–8 units), and select commercial properties in stable or improving markets.

Underwriting discipline

Cash flow from day one. Conservative pro forma assumptions. No speculative appreciation plays. If it doesn't pencil on current rents, we pass.

Hold orientation

We buy to hold. Short-term flips are not our business. We look for assets that compound quietly over years — not exits that require a favorable market.

02 SMALL BUSINESS CRITERIA

Business profile

Owner-operated businesses with $500K–$5M in annual revenue, durable cash flow, and a motivated seller ready to transition.

What we look for

Room to systematize. A business that runs on the owner's personality is a business we can often improve — if the fundamentals are sound.

What we pass on

Turnarounds, distressed assets, or businesses that require a specific credential we don't hold. We buy businesses we can actually operate.

Initial conversation

We listen first. Tell us what you have, what you want, and what timeline matters to you.

Underwriting

We review financials, assess operations, and run our own numbers. No LOI until we've done the work.

Letter of intent

If the deal makes sense, we move to LOI quickly. We don't shop deals or use LOIs as negotiating leverage.

Close

We close what we sign. Our word is our track record.
